Luxury home in Dudley listed six weeks after neighbouring house fetches $4.4m

Six weeks after a house in Dudley achieved the highest residential property sale in Lake Macquarie this year, a neighboring home is eyeing an even bigger result.

Belle Property’s Anthony Di Nardo, Jackson Morgan and Dimi Anastasi have listed a four-bedroom, four-bathroom house at 63 Seacourt Avenue in Dudley for sale via an expressions of interest campaign.

A price guide was unavailable however, Mr Morgan expects the property to reach a higher sale price than the one next door at 61 Seacourt Avenue.

It sold for $4.4 million after 14 days on market with Belle Property’s Anthony Di Nardo and Brendan Murgatroyd.

The split-level home listed at 62 Seacourt Avenue is set on a 1616-square metre block with uninterrupted ocean and bushland views across Glenrock State Conservation Area.

Features of the home include an infinity edge pool, outdoor entertaining area and a sleek designer kitchen.

The home has multiple living areas including a lounge with a fireplace and a glass-wrapped dining room.

“The property is quite different to the one next door,” Mr Morgan said.

“It is on a 1600 square metre block and the owners did a full renovation of the home in 2015, so there is nothing left to do.

“The difference between number 61 and number 63 was number 61 was all original without a pool, whereas this one has been renovated and has the infinity pool.

“We are expecting it to go above the neighboring sale.”

Mr Morgan said it was a coincidence the two properties were listed back-to-back as houses on the street rarely come to market.

“Nothing ever really pops up on Seacourt Avenue and the length of ownership along that street is well above average purely because it is so sought after,” he said.

“It’s very quiet and you get such incredible views, so you don’t see many homes come up for sale.

“Co-incidentally, these two owners were both wanting to sell.”

CoreLogic records show the property was last sold a decade ago in June 2014 for $1.18 million.

Expressions of interest close on August 14 at 5pm.

The property is open for inspection on Saturday, August 3 at 2pm.

Dudley in demand with high-end buyers

The $4.4 million result at 61 Seacourt Avenue achieved the highest sale price for a residential property in Lake Macquarie this year.

It is the equal third-highest sale price for a house in Dudley.

An acreage at 15 Durfold Street sold for $4.4 million at auction in July 2023, also with Belle Property.

A $5 million house overlooking the ocean at 6 Bombala Street sold in June 2021 is the most expensive in Dudley, followed by a three-bedroom house at 19 Knoll Avenue that fetched $4.51 million in July 2022.

The median sale price of a house in Dudley is $1 million, according to CoreLogic.
