A four-bedroom house located in an old school building is up for sale for the very first time with a price guide of $3.4 million to $3.6 million.

Located in South Melbourne, the property is one of five residences within the historic former Eastern Road School.

Built circa 1877, the building was designed by Henry Bastow, an Australian architect who oversaw the design and building of over 600 schools during the 1870s and 1880s.

Nearly all of the buildings Bastow designed feature the same Victorian Gothic Revival style, with contrasting brickwork, steep slate roofs, prominent gables, and a bell tower.

Due to declining enrolments, the school closed in 1991 and was sold for $2.6 million in a move that would see it converted into residential properties.

Despite being modernised, 115 Eastern Road contains many of its original period details including soaring timber lined ceilings, character windows and hardwood floors.

The sale is being managed by Jellis Craig agents Simon Gowling and Max Mercuri with an expression of interest campaign closing on October 27 at 2pm.

In a promotional video for the property, Mr Gowling says he is asked "every now and then" by buyers if he has something a little bit different coming on the market, to which he replies "ladies and gentlemen, look no further."

Set over two levels, the property opens with an entry hall which leads to multiple living zones.

On the ground floor are two bedrooms, one with walk-in-robe and ensuite, the other connected to an outdoor deck.
