A run-down Sydney apartment that came with a “caution” for buyers has sold for almost $1 million.

The three-bedroom, two-bathroom apartment in Ashfield in the city’s inner west was advertised as having “a lot of potential” and the listing photos reveal why.

Anyone interested would have had to look beyond the dirt and graffiti to imagine what the home could become.

The run-down pad is nowhere near move-in ready but, for the right person, it can be a blank canvas to create a dream home, LJ Hooker’s Adrian Abrook said in the property listing.

The home needs a full renovation, Abrook warned, advising “caution: help wanted” in the property description.

“If you are looking to make a place your own, then this property is for you,” he said.

The kitchen, floor coverings and light fittings all need replacing but underneath the grit and grime is a versatile floor plan that boasts balconies off the front bedroom and loungeroom.

The unit, in a smaller complex of nine apartments in the tree-lined Orpington St, sold at auction last month for $956,000, according to the listing.

It was last sold in October 2003 for just $379,000.
