Humble Killara home offers proof the Australian property market is finally slowing

An open-plan property in Killara has sold for the same amount it was purchased for almost two years ago.

The four-bedroom, two-bathroom house at 81 Cuthbert Street listed with Cameron Brooks at First National Real Estate Bonnici and Associates, was sold for $625,000.

The median house price in Killara is $664,000 according to CoreLogic.

The house was previously sold in October, 2022.

The buyers of the property are a family moving to the Border from Melbourne.

Mr Brooks said he has seen a lot of interested buyers wanting to make the change from major cities.

“We’re getting a lot of that at the moment, people wanting to move for the lifestyle that Albury-Wodonga gives,” he said.

“So we get a lot of Melbourne and Sydney, actually more Sydney than Melbourne at the moment.”

The property had 28 interested buyers and was listed for about 100 days.

The 584 square meter home is designed for entertaining with an alfresco, open-plan kitchen and dining area and a walk-in pantry.

Mr Brooks said the location was appealing for families.

“Killara is affordable living,” he said.

“I think at the end of the day, it’s a good area but so is Leneva and Baranduda and everything else.

“But we’ve had a few people lately that have wanted to move there.”

He said there was a small movement between the listing price and the sale price as “the market just came back a little.”

The agency has also sold in the last week a four-bedroom house in West Wodonga.

The property at 7 Fyfe Court has sold for $690,000 to a couple relocating from Bendigo.

The median house price in West Wodonga is $575,000 according to CoreLogic.

The property was first listed in November, 2023, but real estate agent Tiago Neves, said unlucky circumstances, including offers falling through, delayed its sale.

There was strong interest in the 903 square meter block, with more than 40 groups attending the open home.

“Lot size and side access for a shed or caravan is probably a very big thing that’s in demand currently,” he said.

Mr Neves said the house had previously sold in January, 2022 for $652,000.

PRD Albury-Wodonga agent Matt Sharp sold a two-storey three-bedroom home on 27 Hickory Street in Thurgoona, after it being put on the market at the beginning of the year.

It was first advertised for $529,000 and sold for $524,000.

The median house price in Thurgoona is $697,000 according to CoreLogic.

The low-maintenance renovated home was appealing for the single owner-occupier.

Mr Sharp said an almost identical house next door has also gone under offer for $524,000.

“We found that the reason that they sat a little bit longer than anticipated was because they are on a small lot,” he said.

“There were people that were looking for a bigger backyard size.”

Meanwhile a three-bedroom townhouse at 4/542 Kotthoff Street in Lavington, was sold by PJ Murphy Real Estate agent Drew Turnbull, after its initial buyer fell through.

The property was sold to a single mother for $359,000, who was one of the 14 interested buyers at the open home.

The house proved popular first going under offer in its first week of being online.

Mr Turnbull said townhouses and units across the Border have been moving well.
