The five-bedroom, four-bathroom home at 8 Casson Avenue is listed with Tess Fearon at Harcourts Newcastle, with price expectations above $4 million.

The suburb record in Eleebana was set in March this year following the $3.725 million sale of a six-bedroom house on 1.8 acres at 61 Cherry Road.

“We would expect this to exceed that price,” Ms Fearon said.

Built in 2000, the owners purchased the property on Casson Avenue in 2015 for $1.6 million.

Some of the additions to the property include a large 18 x 20-metre shed fitted with car hoists and the ultimate man cave with a bar, pool table and bathroom.

Ms Fearon said the listing had drawn a high volume of interest since it hit the market on July 4, with 173 online enquiries and 36 groups through two open house inspections.

“We have had interest from a few buyers locally and from Merewether and Sydney.

“People are realising it’s only 20 minutes from Merewether and the beach, four minutes to Warners Bay and two minutes to the lake and boat ramps.”

The property is open for inspection on Saturday, July 27 from 11am to 12pm.

The median house price in Eleebana is $1.21 million, according to CoreLogic.
