Designed by Splinter Society, 'Casa Victoria' is located in the sought-after locale of Richmond Hill where the streets are lined with period homes.

The property is currently listed for sale with a price guide of $2 million to $2.2 million. Jellis Craig agents Elliot Gill and Takumi Trevena have the listing.

Mr Gill said the property was having a "really positive" response from buyers due to its attractive location and architectural design.

"Being the top of Richmond Hill with a nice view out over the area, makes it very popular," he said. "I also really love the architecture from Splinter Society. It's a very moody, cool style of architecture with a Mexican influence throughout.

"It's not like any other renovation that I've seen in Richmond, and I think it really stands out from the crowd for the right buyer."

Mostly hidden from view by a security fence and leafy front yard, the single-fronted Victorian opens up into a light-filled space.

In a project description, architects at Splinter Society wrote that the renovation of the home "relies heavily on the implementation of a new curving roofline allowing north-westerly light to permeate the new addition."

This extension at the rear of the home opens up the main living spaces, creating a more expansive kitchen, dining and lounge room area.

Set over two levels, the property features three bedrooms, including a generous master on the first floor with en suite, and another bathroom on the ground floor.

At the rear of the property is a courtyard surrounded by greenery and on the first floor is a roof terrace with views of the MCG and city skyline.

Another aspect of the home that Mr Gill said is appealing to buyers is the fact that it's a "turnkey property".

"It's a great thing to buy a turnkey home where the work's already been done because you saved yourself a couple of years of planning and building, and a lot of heartache with the significant costs associated with it."

Unsurprisingly, the fact that the property has been featured on Grand Designs and in various design publications does help when it comes to impressing prospective buyers.
