The former long-time site of a popular fish and chip shop near Nowra is on the market, and attracting strong buyer interest.

The block has tourism zoning, and features a near-new jetty with a floating pontoon that provides direct access to the river and ocean.
According to the marketing, adjacent to a reserve, the property enjoys protected views and a setting that will never be built out.
Selling agent, Linda Edwards from LJ Hooker Nowra said she had been inundated with inquiries for "the prime piece of land".
"It's probably the best piece of land in Greenwell Point," she said.
"There's so much potential for whoever wants to buy it. They can build a house on it, build cabins on it, because of the tourism zoning which offers just about endless opportunities."

Mrs Edwards said the jetty attached to the property was also a key selling point and added considerably to the value.
"It's just one of those pieces of land that you'd like to grab hold of and keep for many generations, because they're few and far between, having land with the potential to build on that has a jetty attached to it," she said.
"There are about 30-odd jetties in the area; you can't just buy a waterfront and plop a jetty there, it has to already have that approval."
Mrs Edwards said there had been inquiries from both out-of-area and local buyers.
"There's been huge interest from the Sydney area; a few people from Sydney who have investments down the coast have contacted me about it," she said.

According to Cotality, currently the median house price in Greenwell Pointis $822,358.
Mrs Edwards said Greenwell Point, population 1245, still offered plenty of potential for buyers.
"Greenwell Point has fabulous fishing spots, cafes... And it's only 15 minutes into Nowra for all your major shopping," she said.
"I think it's an untapped goldmine."
