South Australian island gem: A ‘one-of-a-kind’ waterfront haven that you can moor your own boat inside
The ultimate home for boat lovers has hit the market.
Cantilevered over the water, this property on Hindmarsh Island - about an hour from Adelaide allows owners to dock a boat right underneath the house.
The sale of Willawong is being managed by Kathleen Fry from Ouwens Casserly Real Estate, who calls the property “one-of-a-kind”.

The property has a price guide of $6.5 to $7 million.
“Apparently it can’t be done again either, so it’s a one-off. It’s very unique.”
Unsurprisingly, the owners are boat lovers
“They do a lot of travel with their boat and they love how they can just come home and pull up at the home itself and drive straight in underneath the home,” said Fry.
“They’ve got a beautiful wooden boat that they love, which lives under the home.”
Three dwellings sit on the 9ha block. The main residence was built and designed in 2019 and features expansive river views from each room. The master bedroom features floor-to-ceiling windows, a generous walk-in-robe and ensuite with freestanding bath.
The open-plan living spaces are thoughtfully designed to take in the waterfront views. A suspended fireplace in the corner gives a cosy feel to the modern, minimalist interior.
Outside is a sparkling 20m heated pool and spa, landscaped green lawns and an outdoor entertainment area to relax and take in the views. A nearby wooden dock and double bay concrete boat ramp allow for easy access to the water for boats and other water toys.
An established orchard on the property produces lemons, lime, mandarin, custard apple, avocado, almonds, mango, apricot, granny smith apples, pink lady apples, pomegranate, cherry, fig, pear, berries, and yellow and white peaches.
Also on the block are five paddocks, a full-size dressage arena, two stables, a 13,300-litre rainwater tank connected to the stables, a four-bay shed and solar power.
Two additional dwellings are located on the property. One cottage features three bedrooms and two bathrooms. The second cottage has two bedrooms and one bathroom. The sale includes the furniture within these two cottages.
The property is located on the northern side of the island, which Fry confirms is the most “exclusive part of the island” and has the best aspect for the weather. Willawong is also just over an hour from the Adelaide CBD.
465 Randell Road, Hindmarsh Island has a price guide of $6.5 to $7 million and offers close January 14 at 12pm.
