Listing agent Nick Clarke said the property had drawn widespread interest from buyers since it hit the market last week.
“We have had 75 enquiries and a lot of that is from Sydney as well as people in Swansea and Belmont,” Mr Clarke said.
“We are getting interest from Dural, so there is quite a broad range of buyers at the moment.
“It has amazing views and it is one of five properties that back directly onto the beach that have that view.
“You literally walk out the back door and there is a pathway to the beach.”
Built in 2017, the house was the first to be constructed on Surfside Drive.
Set on 887 square metres, the property has uninterrupted views of Moonee Beach and access to the ocean from the backyard.
“The owners built it as their dream home,” the agent said.
“They spent four years getting the block and building, so the whole inside and outside is designed to capture that view.”
Inside the home has 2.7-metre high ceilings, louvre windows and luxury features including the kitchen with 40mm stone benchtops, a butler’s pantry, integrated appliances, an island bench and a bi-fold servery window opening out to the deck.
The kitchen connects to the open-plan living and dining area which has vast ocean views through glass stacker sliding doors.
There are two alfresco areas including one with an outdoor kitchen with a built-in barbecue.
Set across two levels, there are four bedrooms including the master with built-in robes, an ensuite with a bathtub and direct access to a porch.
There is a rumpus room and a bar area on the lower level, while outdoors there are landscaped gardens and an infinity-edge swimming pool with submersed built-in pool chairs.
House prices in Catherine Hill Bay hold a median value of $1.43 million, according to CoreLogic.
Vacant land in the suburb also commands a high price tag.
“There are three blocks that are coming up in the last stage of the estate that overlook the beach which are around $2.5 million to $2.8 million for the same size block,” he said.
Mr Clarke said the suburb was a popular spot for Sydneysiders looking to relocate to the area or buy weekenders.
Development in the suburb and an influx of out-of-area buyers led the median value of houses in Catherine Hill Bay to increase 151 per cent over the past five years.
House prices jumped 8.2 per cent in the past 12 months, according to CoreLogic.
Troy McLennan at Ray White East Lake Macquarie sells property in the suburb and described the listing at 37 Surfside Drive as one of the best homes in the suburb.
“I have been into a lot of homes in Catherine Hill Bay but this has to be one of the most exceptional,” Mr McLennan said.
“This has uninterrupted views and you can lay in the pool and look at the beach.
“It is amazing and very luxurious inside and designed with that view in mind at every level, so the home office looks out to it and the living space is orientated to look out to it.
“The whole house is designed for that view.”
Inspection of the property is available by private appointment.
