Developers have been hunting the block for decades.

Owners of a valuable Perth block who have watched a suburb rise up around them over several decades are finally ready to say goodbye, with their land up for sale.

The 2.34 hectare site on Wattleup Rd in Hammond Park, just 2km from the Kwinana Freeway in the city’s south, has been coveted by developers for years, but they could never get a deal over the line.

But now, its owners are ready for it to go to market, with the mother and father of five middle-aged children keen to capitalise on strong market conditions.

Insiders say the property is expected to attract offers of up to $4 million.

The land is zoned “development” (R50, R60, R80 and local centre) under the City of Cockburn’s town planning scheme and “urban” under the Metropolitan Region Scheme.

Effective Property Solutions, a specialist development site sales agency, said the prime parcel of land offered “unparalleled opportunities” for both residential and commercial development in a major growth corridor.

The firm’s managing director Erwin Edlinger told 7NEWS.com.au there had already been “very strong demand” from local developers and major retailers.

Hammond Park is located 27km south of Perth, 5km south of Cockburn Central, and has a median house price of $690,000.

A four-bedroom, two-bathroom brick home sits on the desired lot, which also features a semi-detached two-bedroom, one-bathroom granny flat.

“Originally just over 4ha, a portion of the land was sold off to make way for the extension of Hammond Rd,” EPS’ head of property investment Ollie Salimi said.

“We expect a lot of interest in this site as Hammond Park’s existing and nearly fully built-out residential land estates are in very high demand from young families, thanks to an array of schools and new public amenities in this now flourishing area.”

Offers close 2pm on September 25.
