A lavish estate on the NSW South Coast, that has offered back Hollywood offers to film on the property, is now for sale with an asking price an asking price of $18 million.

Rockfield Park spans 70ha (including more than 32ha of cleared, usable land), with panoramic views of Gerringong to Jervis Bay, and Seven Mile Beach.

The property is at Bellawongarah, between Berry and Kangaroo Valley, about 160km south of Sydney.

Built in 1902, Rockfield Park was purchased in 1992 by the late artist and business magnate Lee Hamilton, reportedly the first woman to secure a seat on the Sydney Futures Exchange.

Having previously built Hamilton House in the exclusive Sydney suburb of Vaucluse alongside renowned architect Harry Seidler, Mrs Hamilton and her husband Robert enjoyed the Kangaroo Valley property as a haven.

The owners even received requests from Hollywood, such as to film the beloved 1995 film Babe on the property, and from international businesses looking to tap into the pure water source. However, all of these requests were declined in favour of ensuring the estate remained pristine.

Beyond the winding, tree-lined driveway, the estate’s main residence in traditional Scottish styling has been crafted with sparrow-pecked sandstone, western red cedar, charcoal stone and Norwegian slate throughout.

The main home contains five bedrooms and three bathrooms.

The master retreat features a private terrace, walk-in wardrobe, and bay window ensuite, while the large ground floor living room is adorned by sandstone walls, oversized timber beams, and timber panelled ceilings, with a large fireplace and skylights.

Additional dwellings include a secondary home and a tiny home.

The landscaping features Japanese maples, rare camellias, magnolias and a giant Ginkgo tree. Thirty metres down, an aquifer offers commercial grade spring water.

The property was recently passed on to Hamilton’s children, and daughter Naomi said selling her mother’s legacy is something she has mixed emotions about.

“My mother put her heart and soul into this place, and I feel very lucky to have called this little sanctuary a home,” she said.

“I’m both emotional and excited to be passing on the torch to someone else to continue appreciating this beautiful space and make it part of their own history.”

Selling agent, Jane Zwar of Belle Property Berry said the range of “extraordinary attributes” of Rockfield Park made this listing a one-of-a-kind.

Mrs Zwar said she expected buyer interest to come from far afield.

“A property like Rockfield Park is one that people dream about when imagining living in regional NSW,” she said.

“The estate is the largest we’ve seen in this area, and whether buyers are looking for a forever home, a source of multiple income streams, or farmland, Rockfield Park is the ultimate place for it.”
