Abercromby's New Business & Leasing Executive, Paul Tunney, said the property arrives at a time when high-end rental demand is outstripping supply.

"As we come into a Spring sales market, what we are finding is our high-net-worth clients who have sold or are looking to sell, are also looking to lease like-for-like homes in the Stonnington market," Mr Tunney said.

"We are working with several private clients with budgets between $5,000-$10,000 per week, looking for extraordinary architect-designed homes by the likes of Rob Mills, Nicholas Day, or Christopher Doyle, for 12-24 months while they are either building or looking to buy into the market."

With limited listings at the upper end, Tunney said competition has become fierce.

"The lack of stock at this time of the year means we are seeing a lot of clients settling for what properties are available, so they don't miss out on living in the premium areas, particularly close to private schooling," he said.

While Melbourne's rental crisis continues to dominate headlines, this Toorak estate represents a very different end of the spectrum, where the 1 per cent keep prestige, privacy and exclusivity in high demand.
