A luxury country home with a guest room straight from Japan, and other top regional buys

Homewoner Matt Simpson admits that guests at he and his wife's family home in the rural NSW town of Taralga have been surprised when they have been shown their accommodation for the evening.
"They have been a bit hesitant when we have told them they will be sleeping on the floor, but they are soon converted," Mr Simpson said.
The guest room is a work of art, a traditional Japanese tatami room, transported to a unique home in the state's southern tablelands.

"We have replicated that in the guest room and it is a wonderful way to sleep on the floor atop a 50mm futon."
Throughout the three-bedroom, three-bathroom house, now on the market with a price guide of $9.990 million, there are authentic Japanese touches and design elements.
"We lived in Japan for eight years in total and became quite attached to and appreciative of the Japanese aesthetic," Mr Simpson said.
There is also the influence of Germany, another place where the couple lived, in the solid design and enery efficient principles.
"It's incredibly warm, there are no drafts, and our electricity bill is zero," Mr Simpson said.
The property is listed with Sotheby's International Realty agent David Medina and goes to auction on September 22.
