Mosman's largest waterfront estate, featuring a private beach and deep-water boating facilities, comprises three lots listed with a combined price guide of $37 million, represented by Geoff Smith alongside co-agent Sabrina Gao.

It was initially listed in 2024 with another agency for $35 million to $38 million.

The 5223 square metre waterfront property represents one of the most significant residential land releases in the harbour city.

The three lots at 10 - 12 Bay Street in Mosman are listed for sale either individually or in one line.

Price guides list Lot 1 (1,683sqm) for $11.5 million, Lot 2 (2,610sqm) for $18.5 million and Lot 3 (930sqm) for $7 million.

Boasting a harbour frontage of approximately 50 metres, each site includes concept plans for an architect-designed luxury home.

"These blocks are so rare," Mr Smith said.

Designed for a waterfront lifestyle, the property has a private jetty and mooring facilities.

The sellers are Bryan and Rachelle Rose, who have collaborated for over 20 years to develop properties and create dream homes.

The Roses purchased the property for $22.45 million in 2017 with the intention to build a dream home at Quakers Hat Bay in Mosman.

They lived in the main house in Lot 2 before excavating the site in 2022 to make way for their DA-approved dream family home.

Mr Rose, son of the late Bob Rose of the Rose Group, a property developer, said he immediately saw the unique location and deep waterfrontage, where he could moor the family's luxury cruiser right on the doorstep.

He also recognised a rare opportunity to build a family estate only 25 minutes from Sydney CBD.

However, with their children now grown up, they decided to list the property for sale.

The Roses engaged Corben Architects to design concept plans for Lots 1 and 3 to inspire potential buyers.

The "jewel in the crown" of the site, Lot 2, has a DA-approved tri-level luxury residence designed by renowned architect Mark Broadley.

Ms Rose saw the property as an opportunity to design an intergenerational home that not only incorporated design elements of sustainable living but also took advantage of the lifestyle offered by a light-filled, westerly-facing home.

The design for Lot 2 is an elegant intergenerational home across three levels, each inspired by coastal destinations.

These include Byron Bay's "organic hinterland aesthetic" and Pittwater's "light-filled waterfront charm", as well as the "rustic elegance of renovated Italian mills".

The DA-approved residence design features expansive entertaining areas that flow from indoor to outdoor spaces.

Highlights include a grand pavilion designed to capture the waterfront views, which can serve as an entertaining space or a family living area.

A chef's kitchen incorporates oversized benches and a central table.

An outdoor pavilion, overlooking the bay, features an outdoor fireplace and rustic overhead beams wrapped in wisteria.

Other features include a soundproof cinema room and a one-bedroom apartment, referred to as the couple's "summer suite," inspired by the dream of a resort-style holiday without having to leave home.

The property's positioning offers absolute privacy, bordered by permanent parkland that ensures no future development will compromise the private and quiet outlook, according to Mr Smith.

Lot 3 is on flat landscaped ground, situated next to never to be built out parkland, ideal for a young family to build their dream home.

Lot 1 has scope for a six-bedroom home with expansive entertaining areas, an infinity pool and a four-car garage.

The property is for sale via an expressions of interest campaign closing on or before November 12.

The listing follows a record-breaking sale in Mosman this week.

A palatial house on 2235 square metres sold for a suburb record of around $50 million with agents Michael Coombs and Adrian Bridges of Atlas Lower North Shore.

The six-bedroom, seven-bathroom mansion reportedly fetched near the top end of the $45 million to $50 million price guide.

According to Cotality, the median house value in Mosman is $5.91 million.
