Auction round-up: Brisbane’s preliminary clearance rate highest this year; Adelaide hits 2025 low

Three out of five registered bidders pushed the price of Carindale home to $1.850 million on Saturday morning, on what was a busy day for Brisbane real estate agents.

The listing agent for 6 Eromanga Street, Will Torres, from Torres Property Coorparoo said due to ex-Tropical Cyclone Alfred, agents have been run off their feet.

“We postponed our auctions the weekend of the cyclone, so we’ve been busy catching up ever since,” he said.

Located in a quiet, tree-lined enclave, the sprawling single-level family home, which also features a swimming pool and spa, proved popular among families.

“All of the bidders were families and owner-occupiers,” Mr Torres said.

“It is in an elevated location and just opposite a park, with beautiful park views so it has a great sense of space,” he said.

Mr Torres also said the newly-renovated kitchen was a big selling point for home buyers.

The home was one of 148 homes taken to auction in Brisbane this week. A preliminary clearance rate of 61.5 per cent was reported, up from 59 per cent a week ago, which revised down to 52.2 per cent on final numbers.

This week’s preliminary clearance rate is the highest Brisbane has seen so far this year.

Knock-down attracts 21 registered bidders

A 1950s knock-down in Klemzig, in Adelaide’s inner northeast, has sold for $1.257 million, after 21 buyers registered to bid on the home.

The property at 27 Webster Street was one of 113 auctions held in Adelaide this week, returning an early clearance rate of 60.8 per cent, the lowest preliminary clearance rate recorded in Adelaide so far this year.

When the auction got under way on Saturday just nine of the registered bidders, who were mostly developers and investors, put up their hand to purchase the property.

Bidding for the dated, but well-maintained home on a sprawling 827 block, started at $800,000.

“It was a bit slow to begin with, but as it moved forward it became more fast paced,” said lead agent Adam Humzy from Ray White Prospect.

“The winning bidder was a developer who is still deciding exactly what to do with it,” he said.

“The home has been in the family for a very long time so it was an emotional sale,” Mr Humzy said.

Ray White South Australia chief auctioneer John Morris said despite overall clearance rates falling in the state, it was “still a seller’s market”.

“The state clearance rate for all auctions is about 60 per cent but Ray White South Australia’s clearance rate is consistently 70 per cent plus,” Mr Morris said.

“We’ve had bidding at the majority of our auctions with just over five per cent of all auctions for this year not receiving bidding so far,” he said.

“Really interestingly, about 20 per cent of auctions going ahead are investors selling, and about 30 per cent of purchasers are investors. There’s a slight imbalance there, but it means that the investors are still keen to get into the market,” Mr Morris added.

Perth lock-and-leave in hot demand

There were just 10 auctions held in Perth this week, including 115/49 Mcgregor Road, Palmyra, just east of Fremantle.

The two-bedroom, two-bathroom apartment in a modern, sought-after complex, with access to a swimming pool and gym sold for $697,000 on Saturday.

Bidding for the spacious apartment, with a large entertainers’ balcony overlooking the pool was reduced to $500 increments towards the end of the competitive auction.

The apartment appealed to first-home buyers, professionals and downsizers looking for resort-style living, just a short drive to Fremantle and popular Port Beach and Leighton Beach.

Sales agent David Kirkbride from Ray White South Perth said the successful buyer will relocate back to Perth from South Australia and was “ecstatic” with the purchase.
