A luxury home in one of NSW’s lesser-known coastal hotspots has hit the market and it is attracting big interest.

The beachfront house in Catherine Hill Bay, where the median price has risen by 151 per cent over the past five years could smash the suburb record by $2.75 million.

The four-bedroom, two-bathroom house at 37 Surfside Drive is listed with a guide of $4.8 million to $5.1 million with Nick Clarke and Taylah Clarke at Clarke and Co Estate Agents.

The asking price is more than double the suburb record of $2.35 million set at the peak of the market in January 2022 with the sale of a luxury five-bedroom home on 931 square metres at 95 Surfside Drive.

Listing agent Nick Clarke said the property had drawn widespread interest from buyers since it hit the market last week.

“We have had 75 enquiries and a lot of that is from Sydney as well as people in Swansea and Belmont,” Mr Clarke said.

“We are getting interest from Dural, so there is quite a broad range of buyers at the moment.

“They spent four years getting the block and building, so the whole inside and outside is designed to capture that view.”

House prices in Catherine Hill Bay hold a median value of $1.43 million, according to CoreLogic.

Vacant land in the suburb also commands a high price tag.

“There are three blocks that are coming up in the last stage of the estate that overlook the beach which are around $2.5 million to $2.8 million for the same size block,” he said.

Mr Clarke said the suburb was a popular spot for Sydneysiders looking to relocate to the area or buy weekenders.

Development in the suburb and an influx of out-of-area buyers led the median value of houses in Catherine Hill Bay to increase 151 per cent over the past five years.

House prices jumped 8.2 per cent in the past 12 months, according to CoreLogic.

Troy McLennan at Ray White East Lake Macquarie sells property in the suburb and described the listing at 37 Surfside Drive as one of the best homes in the suburb.

“I have been into a lot of homes in Catherine Hill Bay but this has to be one of the most exceptional,” Mr McLennan said.

“This has uninterrupted views and you can lay in the pool and look at the beach.

“It is amazing and very luxurious inside and designed with that view in mind at every level, so the home office looks out to it and the living space is orientated to look out to it.
