"The first step is always to get pre-approved. You want your finances in order before you even start the property search - it puts you in a position to make strong, competitive offers," Burgin explains.
"Always request a copy of the contract from the agent and take the time to review it thoroughly. Understanding the terms inside and out is essential before auction day."
"Do your homework. Research comparable sales and the property's value so you go in with a clear idea of its realistic price range."
"Set your boundaries early. Know what your ideal buying price is and, just as importantly, your absolute maximum. That way, you can bid confidently without getting caught up in the heat of the moment."

For buyers planning to raise their paddle this weekend, John Limperis of Williams Real Estate Newport offers a clear, tactical approach.
"Go in strong, go in early and set the pace," Limperis advises.

"It's all about controlling the momentum and you're in the driving seat if you go in to bid with your end number in mind and a clear goal in how you aim to get there."
"It's an emotional transaction, but as hard as it seems, you've got to try to leave your emotions behind when you're bidding."
