A luxury penthouse has set a benchmark for Gosford after selling for $7 million.

The multimillion-dollar result is the highest price achieved for an apartment in the waterfront city on NSW's Central Coast.

The record-breaking apartment occupies the top floor of the 188-unit Rumbalara Residences development, completed in April at 89 John Whiteway Drive.

The milestone result is about 12 times the price of Gosford's median unit value of $603,000, according to Cotality.

So, what does $7 million buy?

The penthouse spans more than 450 square metres of living space, including 265 square metres internally and 186 square metres of private outdoor terrace.

Designed as a single-level sanctuary with private lift access, the home takes in 360-degree panoramic views across Brisbane Water, the surrounding bushland and the Central Coast.

The floor plan comprises four bedrooms, 4.5 bathrooms, a jacuzzi, an outdoor barbecue, a fireplace, and four secure lock-up garages.

High-end finishes include natural stone benchtops, bronze fittings and engineered timber flooring.

The buyer, an owner-occupier relocating from the region, was attracted to Rumbalara for its lifestyle offering.

Set high above Gosford on a ridge, Rumbalara Residences sits across five acres of elevated bushland overlooking Brisbane Water.

One of the key features of the development is the concierge services: in-home dining, pet care, floral delivery and wellness bookings.

Amenities for residents include a heated outdoor pool, a barbecue terrace, a private wine-tasting room, a bar and dining lounge, a fully equipped co-working library, golf simulators and a cinema.

Rumbalara Residences is a joint venture between Alceon, a privately-owned financier and investment company, and Deicorp, one of Sydney's leading developer builders.

Deicorp Group sales manager, Nick Hunter, said the Central Coast is entering a new chapter of growth and confidence.

"With the region's population expected to exceed 400,000 by 2041, we're seeing more buyers recognise the appeal of a coastal lifestyle that remains less than an hour from Sydney's CBD," Mr Hunter said.

"Rumbalara is attracting strong interest from both locals and city buyers as it's the perfect intersection of design, lifestyle, and connection to nature."

The development, comprising two-, three- and four-bedroom apartments, is five minutes from Gosford's dining precinct and 15 minutes from Terrigal Beach.

There are limited apartments still available with prices ranging from $855,000 to $5.5 million.
