The Block Hawthorn East: Three homes on the same street, designed by the same architect up for sale

Harcourt Street in Hawthorn East is having a busy real estate moment with not one but three landmark properties currently up for sale.

As well as being located on the street commonly referred to as "millionaire's row", the three historic properties were all designed by renowned architect John Beswicke.

Beswicke was a prolific designer who designed around 300 buildings, including residential houses, banks, churches, shops and town halls.

Some of his most notable works include Hawthorn, Brunswick and Malvern town halls, Tudor House in Williamstown and St Kilda Presbyterian Church.

Much like the currently listed properties at number 1, 7 and 13, Beswicke also designed many other grand homes on Harcourt Street, including his own residence known as 'Rotha' at number 29.

#1 Talana House

After finishing 'Rotha', Beswicke designed the even grander 'Talana' for his wife in 1899, but she preferred to live at 'Rotha'.

Located at 1 Harcourt Street, the home is an example of Queen Anne and Tudor style architecture set on a sweeping 4198-square-metre block.

Listed for sale with Abercrombys, the grand house has a price guide of $16.5 million to $18.1 million.

Abercrombys director and listing agent, Jock Langley, said the property was "a standout."

"There's not many properties like it in Melbourne," he said. "The lucky buyer and next custodian of Talana is going to be very fortunate to be able to enjoy those grounds."

Nestled on the extensive grounds is a main residence featuring six bedrooms, two bathrooms, a grand reception foyer, multiple living zones and many original period details.

Also on the property is a self-contained summer house, heated swimming pool, synthetic grass tennis court and park-like gardens.

One of three grand houses up for sale, Langley is confident that Talana offers a unique proposition.

"I think what's really appealing about ours is that it's the property that keeps on giving and you could quite easily further extend or even, dare I say, subdivide land off the back.

"It's a very large holding and they just don't come up. It's a sort of once-in-a-generation opportunity."

However, he acknowledged the property's greatest appeal lay in its position and proximity within the suburb.

"Harcourt Street would be Hawthorn East's best streets in my opinion," said Langley. "And that's due to the calibre of houses that line the street."

#13 Hilton House

Over at number 13 Harcourt Street, another grand residence once known as 'Tudor' or 'Hilton House' is up for sale.

Listed for sale with Marshall White, the stunning mansion has a price guide of $10 million to $11 million.

Marshall White director and auctioneer, Davide Lettieri, also acknowledged the appeal of Harcourt Street.

"It is quite possibly one of the best streets in Melbourne," he said. "It's pretty rare real estate."

Sitting on a 2114-square-metre site, the property features four bedrooms, two bathrooms, soaring ceilings, library with gas fire, and a palatial former ballroom with vaulted timber ceilings.

Built circa 1875, the property is a solid brick Victorian residence with one of Beswicke's most unique facades.

"This is probably one of his most iconic homes on the street," said Lettieri. "It's been in the family for over 50 years, so it's been a generational home."

Positioned among lush park-like gardens, Lettieri said the landscaped grounds are as extraordinary as the home itself.

"It's got one of the best gardens I've seen," he said. "It's absolutely immaculate."

While competition may be stiff on Harcourt Street at the moment, Lettieri is confident in his property's point of difference.

"They're all very different," he said. "Ours is priced closer to 10 million and the other two are 15 million and beyond.

"Funnily enough, a buyer that's interested in ours isn't interested in the other two and hasn't even seen them, so I don't think they have the same buying audiences from what I've seen."

#7 Lexington House

Also listed with Marshall White is 'Lexington House' at 7 Harcourt Street with a price guide of $16.7 million.

Built circa 1880, the Beswicke-designed home is a landmark Italianate Victorian mansion on a large 4016-square-metre plot.

The grand manse features six bedrooms, five bathrooms, a double arched reception hall, formal and informal rooms, library with fireplace and fully-equipped kitchen with butler's pantry.

Designed by Rick Eckersley, the north-facing botanic gardens include a north-south tennis court, paved terrace with built-in BBQ, and freestanding studio for additional accommodation.

Much like the other two properties, the home contains many original period details including character windows, ceiling roses and ornate cornices and architraves.
