VIC real estate: Cambrian Hill house with rock ‘n’ roll cafe hits the market
A Cambrian Hill property is in a league of its own with a rock and roll cafe, Melbourne tram, outback bar, swimming pool and movie theatre.
The two-hectare property at 46 O’Farrell Court is for sale through an expressions of interest campaign which closes on November 24.
LJ Hooker estate agent John Camilleri said the price guide was $3.4 million to $3.7 million.

Car enthusiast Frank Armeni, who owns the home with his wife Susan, was behind the idea to build the 1950s diner which he often uses with his mates.
It is just one of the home’s extraordinary entertaining features, which includes an original Melbourne tram in the outdoor entertaining area, which doubles as a bar.
Inside the home is a dedicated cinema, complete with professional cinema seats and a tiered seating area — just like at the movies.
The Armenis bought 46 O’Farrell Court in February 2006 for $175,000 and built the impressive house.
Mrs Armeni said she had very much enjoyed living at the property for more than 17 years but it was time to downsize.
“It’s in a beautiful court and a nice area. It’s got views, you can see Mount Buninyong,” Mrs Armeni said.
She said the property would be ideal for a family.
“I’d prefer a family who is going to appreciate all that has gone into the house and outside,” Mrs Armeni said.
There is a grand entrance hall, where stained-glass windows and ornate timberwork set the scene.
The formal lounge has ornate chandeliers and a wood fireplace, while the open-plan family and meals room offers direct access to the outdoor deck, swimming pool and heated spa.
The kitchen, constructed with highly intricate blackwood timber cabinetry, is a chef’s dream with a central island bench, 60-millimetre granite countertops, a suite of quality stainless-steel appliances and a generous butler pantry with a server window.
Additional structures include a horse arena, sheds, machinery storage, dog run, agistment paddocks and dam.
Selling agent John Camilleri of LJ Hooker said he had already received inquiries since the property was listed for sale a week ago, mostly from Melbourne metro areas.
