Warilla home sells for $1.235 million in heated 30-minute auction

A five-minute inspection was all that was required to convince one buyer to battle it out for a Warilla home under the hammer.
However, it wasn’t an easy task to secure the property, which was the subject of a hard-fought auction recently.
The selling agent, Ashley-John Hatch from Ray White Shellharbour City said the Warilla property was located in a sought-after beachside pocket on Anne St, where it sits on a 600 square metre block.

The home sold for $1.235 million under the hammer, well above the CoreLogic median sales price for houses in Warilla of $876,500.
So what made the property so special?
“The location,” Mr Hatch said.
“I think buyers are starting to see the value in those streets that are a little further back from the beach, but are still only about a minute away.”
There were five registered bidders at the auction, three of whom were locals as well as two Sydney buyers.
“It was sold during one of our auction nights,” Mr Hatch said.
“The first bid was $1 million. It went for about 30 minutes, and there were 24 bids.”
In the end the locals lost out to one of the Sydney buyers who swooped in with the final bid.
“They’re investors, but they also want to move down here in a couple of years,” Mr Hatch said.
“They only viewed the property for about five minutes, and they just fell in love with the location.
“They went to an open home, they walked in and walked out, and registered to bid.”
