Head turners: the regional homes that have taken out the top building awards

From a dream NSW South Coast beach house to a modern farmhouse, regional homes have dominated in an industry-leading building award.
The crème de la crème of residential construction across New South Wales has been announced at the 2025 HIA NSW Housing and Kitchen & Bathroom Awards.
The winners utilised warm, modern, soothing designs, with curved forms and natural materials taking centre stage.

"Curved forms are very much in fashion, bringing softness and flow to kitchens, living spaces and furniture. Natural, neutral tones continue to dominate, paired with soft timber finishes that add warmth and texture.
"Overall, the winning projects combine modern elegance with inviting, livable elements that reflect current design preferences," he said.
Curves ahead
Those soothing, curved modern elements are in abundance in this year's HIA NSW Home of the Year, with the coveted award going to Futureflip for their build The Solstice, which judges described as a striking blend of luxury, innovation and liveability.

Set high above Seven Mile Beach and Berry's Bay on the South Coast, this luxurious forever home was designed for a family seeking uncompromised coastal living. It blends refined elegance with functional comfort to create an everyday sanctuary for family life as well as sophisticated entertaining.
The design captures panoramic ocean views while addressing environmental responsiveness and cutting-edge innovation, earning high praise from the judges.
"This is a remarkable example of the exceptional quality and workmanship available in NSW and is a great testament to Futureflip," said Mr Armitage.
Heart of the home
The kitchen is arguably the most important space in any home, and HIA NSW Kitchen of the Year sure does impress. Soaring heights, soothing tones, natural materials and an architecturally impressive ceiling seal the deal.

Awarded to HELICONIA & Stratti Building Group, the architecturally-designed kitchen in Sydney's Northern Beaches epitomises contemporary coastal living.
The space features an eight-metre-high wave-inspired ceiling and a warm timber island bench topped with Quartzite stone, showcasing both minimalist yet warm design and exceptional craftsmanship.
Making a splash
Drawing inspiration from high-end hotel living, HIA NSW Bathroom of the Year was awarded to Bentino for a project that seamlessly blends luxury and comfort.

Located in Sydney's Dover Heights, you'd be forgiven for thinking you're in a five-star villa in Bali, especially with a striking domed skylight mirrored below by a deep circular tub.
There's a double steam shower and refined finishes throughout, with every detail reflecting sophistication and considered design. This goes for both the bathroom and the wider home - there's even a luxurious walk-in wine cellar.
People pleaser
The public had their say this year with the introduction of the HIA NSW People's Choice Home, awarded to Southern Highlands-based Lime Building Group.

Designed to bask in the northern sunshine, this custom home 'BIANCA' located in Bowral is a timeless country charmer that blends beautifully with the Australian landscape, while integrating high-tech, eco-friendly innovation. Light-filled spaces, raked ceilings, a cosy fireplace, and a sparkling pool all create a serene, elegant retreat.
Eden Brae Homes, MOJO Homes, Aria Homes (NSW), Montgomery Homes, and Clarendon Homes all picked up awards in the highly contested display homes categories, but it was Nuhaven Homes that took out the HIA NSW Display Home of the Year.

The Essence design centres around a dramatic sunken lounge, surrounded by expansive windows that perfectly frame the outdoor area, creating a seamless flow between spaces.
Project Home of the Year went to GJ Gardner Tamworth for a sprawling country property that features a statement kitchen with a practical butler's pantry, a dedicated games room with a full bar, and five spacious bedrooms.

"We're extremely proud of the work being produced by HIA members and congratulate all the winners and finalists. We are also grateful to the partners who support this vitally important industry," said Mr Armitage.
